Finding the right location
Location, Location, Location. This is a great contributing factor to how we get a
great client base.
A. First we start by finding retail locations in areas where foot traffic is primarily
dominant. Traditional landmarks such as movie theaters, Walmart, hospitals or
any high populated areas is a great place to start your journey.
B. Parking - This is a great benefit to have in any location, if the location you’re
looking at has a good parking lot you are off to a great start!
C. Off the beaten path - the key is to be visible in this business, and your storefront
and bank account will thank you for this. Try to find something facing the road
with great curb appeal, this will make it easy for your customers to locate you.
D. Dont settle - We ALWAYS request as much time as possible with rent free offers.
Many people are willing to work with you but will not bring up a 3 month build out
on their own. Do not be afraid to let them know that you want 90 days to build
out and gain a client base from the time you sign the lease. We recommend that
you sign a 1 - 3 year lease to lock in your spot. 1 year exit strategy. Sublease
agreement (turn club over to someone else when you open your new one)
E. Make sure you can afford it ! We understand that you might want the best top
notch place to start but i can assure you that your first club should not be
anything that makes you cringe when it comes to the monthly overhead. We
typically try to stay within the budget of $800-$1500 in rent a month keeping
the required cup count low to cover expenses. (including triple net)
F. Old Coffee shop? You mean NEW CLUB!!! - Old coffee shops or old food places
that no longer are in that location are great places to look. Most of the time
these places will have all of the required plumbing and the health inspection is
already on file so it makes for you passing much easier, and the build out cost is
a lot less than starting from the ground up.
G. Build out cost try to keep between 3k - 15 k (who do you know that can do the
work? Huge savings)
H. Educate yourself on city permits
I. Landlord includes build-out if possible (negotiable)
J. This is a partnership with your landlord, you both need this location filled, ensure
the trust between you two and grow this area together.
Don't rely on your memory. Print this sheet and put it in your binder for note taking. Sometimes on missed detail can make a huge difference in choosing your location.
